The stability of any concrete surface is dependent on the soils beneath it. The weight of concrete and what it supports, combined with natural soil erosion, can lead to sunken and uneven concrete surfaces. This process affects everything from your driveway and sidewalk to roads and airport runways.

C.A.R.E. Property Services, Inc provides expert concrete repair solutions using the PolyLevel® system. PolyLevel® is an expanding polyurethane foam that is injected beneath the concrete to fill the gaps caused by soil erosion and raise and stabilize the concrete surface.

Job Stories From Baltimore County, MD
Team Work Makes A Customers Day!

Many concrete pool decks are prone to settling because of the pool construction process. The backfill soil that's added around the pool excavation will not be as dense or well-compacted as the undisturbed soil. When a heavy concrete slab is poured around the pool, loose soil will often compress under the slab's weight, causing sections of the concrete to sink or settle.

Some contractors still use the old-school repair for settled concrete. They use heavy equipment to demolish the cracked, settled sections of concrete around your swimming pool, and pour a new concrete deck. With concrete replacement, you often get a damaged yard and a pool that's off-limits until the new concrete hardens and cures. Our concrete leveling method saves you time and money, and won't disrupt your landscaping.

Injecting PolyLevel expanding foam beneath a settled pool deck will raise the concrete back to the proper level and also strengthen the soil so that the problem won't recur.

Our customer chose to use Polylevel to help lift and stabilize the concrete around their pool. With that, all joints were sealed and all cracks repaired to help make this pool safe for their entire family this summer, especially with their new little one walking around!

Concrete Driveway Repair

Erosion is a common cause of sunken concrete. Erosion washes away soil from under your driveway, creating a void or space under the concrete slab. Your driveway can begin to sink in areas where the soil has been washed out. Clogged gutters, downspouts that are not installed correctly, and poor yard drainage can make erosion worse. A heavy load, such as an RV that’s kept in your driveway, can cause sections of the driveway to sink and crack over time. If you have a newer home with a sinking driveway, it could be because the ground around the house is settling or the base of the driveway was not compacted properly. A sinking driveway near your garage can lead to foundation cracks and expensive damage over time.

Cracked, Sinking, and Uneven Concrete - Middle River, MD

Cracked concrete happens when part of a concrete slab breaks and sinks into underlying soil that has compressed or washed away. These cracks aren't just unsightly; they offer moisture a way to seep beneath the slab. This can cause the underlying soil to soften or even wash away completely. That in turn can cause the slab to crack further as it sinks into the void left by the washed-away soil.

To prevent moisture from seeping into the soil beneath, those cracks need to be sealed, as do the control joints that were cut between the slabs when they were first poured. While you could seal them with urethane caulk found at your local big-box DIY store, that is a solution that is prone to cracking, bubbling, and drying out over time. This means you'll likely be sealing them again... and sooner than you thought.

Thankfully, fixing cracks in concrete has never been easier, thanks to a breakthrough in technology only available from C.A.R.E. Property Services, Inc.

NexusPro is a silicone-based sealant for joints and cracks specially formulated to provide long-lasting flexibility and to stand up to harsh weather conditions. Unlike traditional polyurethane sealants, NexusPro resists UV rays, which means it won't crack, bubble, or dry out. That means a single application can seal the joints and cracks in your concrete driveway, patio, pool deck, or sidewalk for years to come, protecting it from damage caused by soil compaction and washout.

Attic Mold - Owings Mills

Moisture and organic material are necessary for mold to grow. Your attic has organic material in abundance in the form of wood and other building materials, so the challenge is preventing moisture. Moisture in the attic is typically caused by warm air leaking through the ceiling into the attic and condensing. This process can happen every time you turn on your furnace, eventually leading to mold growth.

We can help prevent mold growth through air sealing and attic insulation. Air sealing eliminates the gaps and cracks in the attic that allow warm air from your home to reach the attic, preventing moisture from gathering. Attic insulation will create a thermal barrier that helps ensure the air you pay to heat stays in the living space.
